If you're an appraiser who's curious about artificial intelligence but still wondering whether it actually belongs in your business, this conversation is for you. Today, we're talking with Mike. Mike has been appraising real estate for more than twenty years. He's seen new forms. New regulations. New lender requirements. New software. New technology that promised to change everything. Some of it helped. Some of it didn't. And when Mike first heard about AI for appraisers, he wasn't exactly convinced. Mike, thanks for joining us.

Mike

Glad to be here. And yeah... “not exactly convinced” is probably putting it mildly.

What was your reaction?

Mike

My first reaction? I've been doing this for over twenty years. I know how to appraise property. I've dealt with lenders, AMCs, revisions, reconsiderations, guideline changes, USE PAP changes—you name it. So when somebody says, “AI is going to help you appraise,” my first thought is... Help me do what? And more importantly... How much does this thing actually know about appraising?

That's probably what a lot of appraisers are thinking.

Mike

Absolutely. And I think that's the first thing AppraiserX.AI got right. It wasn't trying to tell me how to be an appraiser. It wasn't saying twenty years of experience suddenly didn't matter. It was almost the opposite. The idea was... You've spent twenty years learning how to make appraisal decisions. Why are you still spending so much of your day doing things that don't require twenty years of appraisal experience? That got my attention.

What kinds of things?

Mike

Writing. Research. Checking guidelines. Responding to emails. Reconsiderations. Going back through a report because you're tired and wondering if you missed something. Trying to make a narrative say exactly what you want it to say. Looking at the same paragraph six times. Doing research for something like a short-term rental analysis. All those little things. Except when you add them up, they're not little anymore. They're hours.

So the value wasn't necessarily, “AI can appraise.”

Mike

Exactly. And I don't want AI appraising for me. That's my job. What surprised me was that AppraiserX seemed to understand that. I'm still making the decisions. I'm still responsible for the report. I'm still deciding what's credible. I'm still the appraiser. AppraiserX just helps me get through the work surrounding those decisions. And that's a huge difference.

Let's talk about one of the biggest concerns appraisers have. AI makes mistakes.

Mike

Oh, absolutely. That was probably my biggest concern. We've all heard the stories. AI can sound incredibly confident and still be wrong. And in this profession, “it sounded right” isn't good enough. My signature is on that report. My license is attached to it. If there's a problem, I can't tell a client, “Well, the computer told me that.” Nobody cares. It's my responsibility.

So how did you get comfortable with that?

Mike

I stopped thinking of AppraiserX as something I was supposed to blindly trust. That's not how I use it. I use it more like a very fast second set of eyes. Take AppraisalGUARD-X. I can upload a redacted report and have it look for potential issues. Maybe something in the narrative doesn't line up. Maybe there's language I want to reconsider. Maybe there's an area of the market analysis that deserves another look. Maybe there's a guideline reference I should verify. It points me toward things. Then I decide what matters. That's the part appraisers need to understand. You don't turn your brain off because you're using AI. If anything, it gives your brain a better place to focus.

What about confidentiality? That's another concern we hear constantly.

Mike

That was right up there. I'm not uploading an appraisal report somewhere without thinking about what's in it. That's why I liked that AppraisalGUARD-X is designed around a redacted report. That made sense to me immediately. Don't give the system information it doesn't need. And frankly, I think that's part of the mindset appraisers have to develop with AI in general. Use it professionally. Use judgment. Understand what you're putting into it. Don't treat it like a toy.

Now I'm going to give you the objection we know a lot of people will have. Why wouldn't you just use ChatGPT?

Mike

I asked that exact question. I've used ChatGPT. It's impressive. But here's what I figured out. ChatGPT gives you a blank box. And that blank box can do a million things. That's also the problem. I don't necessarily want to become an expert at figuring out what prompts to write. I don't want to sit there thinking: “How do I explain this appraisal problem to the AI?” I already have an appraisal problem. I want to solve it. With AppraiserX, I open the tool that matches what I'm trying to do. If I'm dealing with a rebuttal, I've got Appraisal Rebuttal-X. If I'm working on short-term rental income, I've got STRPIA Analyzer-X. If I want another look at a report before it goes out, there's AppraisalGUARD-X. If I'm trying to clean up an email to a client, there's a tool for that. It's organized around the work I actually do. That's when it clicked for me. I'm not buying access to AI. I'm buying access to appraisal workflows that use AI. That's different.

Was there a learning curve?

Mike

Less than I expected. And I'll tell you something... That matters. I don't want another piece of software that requires six training videos before I can do anything with it. I've got work to do. Give me something useful. Let me understand it quickly. Let me try it. That's what happened. The first couple of times I used AppraiserX, I started with small things. An email. A narrative. Something where I already knew exactly what a good answer looked like. And then I thought... Okay. That's pretty good. Then I tried something a little more substantial. And then something else. And eventually you start realizing: I just saved twenty minutes there. I saved forty-five minutes here. That would normally have taken me an hour. And now you're not talking about a novelty anymore. You're talking about your business.

Was there one moment where you went from curious to believing there was something here?

Mike

Yeah. It was actually after I ran a report through AppraisalGUARD-X. I had already reviewed the report myself. I thought it was ready. Then AppraisalGUARD-X came back with a handful of things. Most were minor. One made me stop. And I went back and looked at it. And I thought... You know what? I'm glad I saw that before somebody else did. That's when I understood it. So if you were talking to another appraiser who's been doing this for twenty or thirty years and they're saying... “Mike, I don't need AI.” What would you tell them?

Mike

I'd say... You're probably right. You don't need AI to tell you how to appraise. But that's not really the question. The question is: How much of your day are you spending doing work that doesn't actually require your level of expertise? Because that's what surprised me. I started looking at my day differently. My experience is valuable. My judgment is valuable. My license is valuable. My ability to analyze a property and develop a credible opinion of value—that's valuable. But spending forty minutes trying to make an email sound right? That's not where my value is. Reading the same paragraph in my report for the seventh time because I've been staring at it all afternoon? That's not where my value is. Doing repetitive research that technology can help organize? That's not where my value is. And once you see that... AppraiserX makes a lot more sense.

Once you realize you can get an hour of your day back here and another hour there... You start asking a different question. Not... “Why would I use AI?” You start asking... “Why am I still doing all of this manually?”
